A clear brief for an owner or property manager
If you manage the property from elsewhere, send a description of each problem and identify who can provide access. Make clear which work is already authorised and which decisions need the owner’s approval. The person on site and the person paying for the work may not be the same.
Include the address or map pin, gate arrangements and any restrictions on working hours. For a property with several bathrooms, identify the affected room in each photo. This makes it easier to discuss the repair without mixing up fixtures.
Discuss repairs and improvements separately
A shower leak that needs investigating is different from a planned bathroom improvement. Describe the immediate fault first, then explain any changes you would like to make to the layout or finish. That helps keep essential repairs separate from optional renovation work.
For several maintenance items, send a single list and your preferred access window. Ask Donovan to confirm what can be included and what may need a separate assessment. ABC’s project gallery gives examples of completed repairs and bathroom work without implying a standard package for your property.
